Maintenance

  • What will you do to prepare my apartment before I move in?

    We professionally clean and inspect your apartment to ensure everything is in top condition. This includes checking appliances, plumbing, locks, and smoke detectors, as well as making any necessary repairs or touch-ups.
  • Do I have to be present for a service technician to perform work?

    No, you don’t have to be present. Our service technicians can complete work while you’re away, as long as we have permission to enter. If you prefer to be home, we can schedule a time that works for you.
  • Do you have on-site maintenance?

    Yes! Palmer House does have on-site maintenance.
  • An item in my unit needs repair. How do I get help?

    Place a work order through our resident portal or contact the leasing office for assistance.
  • What happens if I am locked out?

    If you’re locked out during business hours, we’ll let you in at no charge. After hours, there is a $150 lockout fee that will be charged to your account.
  • What if I have a maintenance emergency?

    Call our emergency maintenance line for assistance.

  • Is parking available?

    Yes, parking is available.
  • What amenities does the property offer?

    The property has a 24/7 Fitness center, a clubhouse with pool table, conference rooms, a resort style saltwater pool, a pet spa & park, an outdoor movie theater, EV charging stations, detached garages, bike storage, and fire pit.
  • Is your community pet friendly?

    Yes, we are pet friendly. There is a limit of two pets per home.
  • What appliances are standard?

    We offer stainless steel GE appliances in all of our apartments.
  • Do you offer furnished apartments?

    We do not, however, we have several partners we recommend.
  • During which time periods are the amenities available for use?

    Our pool is open year-around from 9 AM to 9 PM while the clubhouse, business and fitness center are open 24/7.
  • Is parking available, and what are the options for residents?

    Parking is available in the parking lot as well as street parking

  • How long does it take for an application to be approved?

    The average time to process an application is 24 - 72 hours from the moment we receive the required documents and information.
  • What are my options for paying my rent?

    Rent can be paid in the office using a cashier's check or online using a debit card, credit card, or bank account. Rent is due on the 1st of each month.
  • Am I required to purchase renter's insurance?

    Yes. All lease holders are required to maintain a renter’s insurance policy with a minimum of $100,000 personal liability coverage.
  • Which provider can I use for Internet and cable?

    WOW Cable is our internet and cable provider.
  • What documents are needed for the application process?

    You will need to provide a valid Government issued ID and current Paycheck stubs to process your application.
  • How do I set up my utilities?

    We set up all utilities (except internet and cable) for you. Charges are based on usage and will be billed through your resident portal.
  • Which utilities are included in my rent?

    No utilities are included in your rent.
  • What if my application is denied?

    We will refund your administrative fee back to the orginial form of payment.
  • When is rent due?

    Rent is due on the 1st of every month.
  • Where can I complete the application?

    You can complete the application online using our website, Palmerhouseapt.com.
  • How much are the application fees?

    Application fee is $75 per applicant and administrative fee is $150.

  • Is there public transportation within close proximity of the buildings?

    Public transportation is limited. However, ride-sharing services such as Uber and Lyft are available in the area.
  • Which school district are you in?

    Palmer House falls within the Madison City School District.
  • What shopping centers are nearby?

    ​Palmer House Apartments is located within the Town Madison development, a large mixed-use community that offers a variety of shopping, dining, and entertainment options.
